5-119. District R-1 One-Family Dwelling District Use Regulations; Front Yards.
Required Front Yards in District R-1 shall be as follows:
A. For LS-1 located in subdistrict R-1(10), each Front Yard shall have a minimum depth of thirty feet (30'); for LS-1 located in a subdistrict other than R-1(10), the Front Yard requirements established in Section 5-119.B below shall apply.
B. For LS-1 located in a subdistrict other than R-1(10), LS-2, LS-3, LS-4, LS-5, LS-6 and LS-7, each Front Yard shall have a minimum depth of the average Front Yard depth of the Lots fronting on the same Street between two intersecting Streets (excluding Reverse Corner Lots); provided, however, that if the Front Yard depth of the Lot(s) which immediately adjoin and front on the same Street as the Lot in question is greater than said average, the minimum Front Yard depth shall be the same as the Front Yard depth of the adjoining Lot with the least Front Yard depth.
C. No Structure shall be located in a Front Yard, except for the following:
1. Driveways, subject to the provisions of Section 5-129.D and E;
2. Courtyard Fences, Walls or Gates, subject to the provisions of Sections 5-132.B.6 and 5-135.C;
3. Art;
4. Basketball goals;
5. Retaining Walls, subject to the provisions of Sections 5-133 to 5-138;
6. Flagpoles;
7. Walkways, subject to the provisions of Section 5-132.B.3(f);
8. Driveway and pedestrian bridges (including related Walls and railings); and
9. Entryway markers (including related Walls), subject to the provisions of Section 5-132.B.7. [Ord. 1585, 06-14-21.]
