A. There shall be a side yard on each side of the dwelling, the size of which shall be based upon LS classification and whether a lot is a corner lot as set forth below:

1. The following requirements apply to lots that are not corner lots:

(a) LS-1 and LS-2: The total width of the side yards shall be at least 25 percent of the lot width, and each side yard shall be at least 10 feet wide.

(b) LS-3: The total width of the side yards shall be at least 30 percent of the lot width, and each side yard shall be at least 10 feet wide.

(c) LS-4, LS-5, LS-6 and LS-7: Each side yard shall be at least 15 percent of the lot width.

2. The following requirements apply to corner lots:

(a) LS-1, LS-2, LS-3 and LS-4: The total width of the side yards shall be at least 30 percent of the lot width, and each side yard shall be at least 10 feet wide.

(b) LS-5, LS-6 and LS-7: The total width of the side yards shall be at least 30 percent of the lot width, and each side yard shall be at least 10 percent of the lot width.

(c) For a corner lot where the adjacent interior lot fronts on the same street as the corner lot and the corner lot is not a reverse corner lot, there shall be a side yard on the side street side of the corner lot that is at least 15 feet from the side street (back of curb).

(d) For a reverse corner lot, there shall be a side yard on the side street side of the reverse corner lot that is at least one-half of the depth of the front yard of the adjacent interior lot.

For all lots, there shall be at least 20 feet distance maintained between a dwelling on the lot and a dwelling on an adjoining lot.

B. Detached accessory buildings may be located in a side yard; provided, that the detached accessory building is located at least 60 feet from the front property line and at least 20 feet from the side property line; and provided further, that the aggregate area occupied by all detached accessory buildings in the side yards shall be no more than 20 percent of the total minimum side yard area for the entire lot.

C. Accessory structures, other than patios, decks, outdoor recreational facilities and pools, may be located in a side yard; provided, that no accessory structure or other structure, except a driveway, a small dish antenna, a walkway, a fence, a wall or retaining wall, or a gate, shall be located closer than 10 feet from either side property line. Artificial turf is prohibited in a side yard.

D. Patios, decks, outdoor recreational facilities, pools, and outdoor fire pits and fireplaces may be located in a side yard; provided, that the patio, deck, outdoor recreational facility, pool, or outdoor fire pit or fireplace is located (1) behind the front building line; (2) at least 20 feet from the side and rear property lines (except for LS-1 lots, for which the setback is at least 15 feet from the side and rear property lines); and (3) at least 60 feet from the front property line.

E. Play equipment may be located in a side yard at least 10 feet from the side property lines. [Ord. 1626 §§ 2, 4, 11-14-22.]
